    Default Closed Listings via IDX

    Hello,

    I have an REW IDX iframed into my website and I'm working on an idea for a new feature for my clients, however, before I spent too much time on it I figured I would confirm that you are receiving CLOSED listings from my board as well as ACTIVE.

    My new project would need to look at closed listings and check to see if my company was EITHER the Listing Office or the Selling Office in that transaction (an office in our system can claim the sale as long as they are on one side or the other of a closed transaction).

    My website is www.ActionRealEstate.biz and my board office is GHAR. Thanks in advance,

    Hi Vic,

    I moved this post over to the work orders. I took a look and it appears that our logins do give us access to the Closed listings. However, I do not know what your MLS boards rules are with these closed listings. Sometimes they will not allow the display of them VIA IDX.
    So, we'll contact them to get the rules for the sold listings, and I'll let you know what they say.

    According to our boards published MLS/IDX rules:

    Section 18.3.12
    Display of expired, withdrawn, and pending listings is prohibited.

    We asked and they said:

    "If you are asking me if "sold" listings are allowed to be displayed the answer is no."
    I am going to follow up and ask what if you were the Listing Office or the Selling Office in that transaction.

    That is correct... we are NOT looking to display overall closed listings...
    just those where our agency can claim the sale. Ask them to please cite the policy that prevents this.

    I emailed back asking to please cite the policy that prevents this.

    IDX is only for active and pending listings...it is not to be used for closed listings since it is no longer an active or pending listing. You can have your client call me if they wish. If a person wishes to look at closed listings then they would look for sold info at the courthouse or courthouse website.

    here is what i sent:

    Marilyn,

    I believe Real Estate Webmasters has been in touch with you regarding some changes I want to make to the IDX information I display on my website. Specifically, I want to display a limited amount of information about listings our office has sold. They said they were told this is not permitted by GHAR.

    According to the MLS R & R:


    Section 13 Limitations on Use of MLS Information

    Use of information from MLS compilation of current listing information, from the

    association’s statistical report, or from any sold or comparable report of the association

    or MLS for public mass-media advertising by an MLS Participant or in other public

    representations, may not be prohibited.However, any print or non-print forms of advertising or other forms of public

    representations based in whole or in part on information supplied by the association or

    its MLS must clearly demonstrate the period of time over which such claims are based

    and must include the following, or substantially similar, notice:

    Based on information from the Greater Hazleton Association of REALTORS® MLS for the

    period (date) through (date). (Amended 11/93)



    Additionally, from the IDX section of the R & R:

    Section 18.3.12

    Display of expired, withdrawn, and pending listings is prohibited.


    There is nothing in our R&R that prohibits this, and therefore I would appreciate if REW would be given the green light to make the changes I have requested. For the record, the only information I will be pulling from the IDX feed is the address of the sold house, the date closed, the list price, sale price & photo. All of the information is publicly available anyway with the exception of the list price when it sold.

    I just got off the phone with head of the MLS committee, he will be phoning his approval to Marilyn Diana shortly, so hopefully she'll be getting back to you without much delay. Let me know when you have green light from GHAR and I'll put together outline of project.
