how many different postcards do you use to prospect?

I pick the communities I want to go after, collect the names and addresses and then mail them out. 1000 postcards is usually good for 5 - 10 listings.

Are you serious with those numbers? If you are, can you provide an example of the type of postcard you are mailing. I usually get anywhere from 1-3 calls per thousand. I have never listed 5-10 homes per 1000 cards mailed. Those numbers are insane!

You have to remember my market is most likely significantly different than yours.
I live in a beach community and my specialty is mobile homes. We have over 12,000 vacation/retirement/waterfront mobile homes here. 1500 Realtors and only a handful have any interest in selling these. I agree it's not glamorous but I sell enough of them that I do better than most local Realtors who sell nothing but $300K - $900K homes. I use a 5 1/2" x 8 1/2" format, glossy on the front, matt finish on the back. I do my own photography and artwork with Photoshop.

They look good enough that they don't get instantly thrown in the trash. I create special artwork for each different community rather than sending out something generic.

The last card I did featured pictures of the communities from the air. I'm in the Air force and have a number of friends who are pilots. For the price of lunch and a few beers we spent the afternoon flying around taking low level photos.


The picture of you on 386realestate looks a little jagged. 5 minutes with photoshop could clean up the rough edges.You look just fine but the choppy lines on your shirt and pants could use some smoothing.
