In our experience the most common search phrases have inflated numbers, due in part to webmasters frequently searching and checking their rank without clicking on the results.

I base my comments on observations for one of our client sites that ranked #1 on Google, Yahoo and MSN (all at the same time) for not less than 6 months for a highly trafficed search term (according to Overture) for which our eventual results showed no where near the traffic level they reported.

Overture does inflate the top keyphrases, usually 'anytown real estate' and 'anytown homes for sale'. However, those ARE the most popular keyphrases, though 'anytown real estate' is far more competitive. Google also has a keyword tool in Adwords. there's also www.goodkeywords.com, though I heard it's based on the overture tool.
