    Default Real Estate Calculators?

Is this the right place for this one.

I'd like to publish these real estate calculators but my collection is small. Naturally they will be free of charge but if anyone has a specific idea as to what a calculator suite should have then please feel free to suggest any.

My REW sites don't have a calculator script so I send clients to my Mortgage 101 page which offers many different scenarios (although this just made me realize I can frame the page into my site). However, all I really feel the need for is one for prequalifying, what the mortgage payment would be and a rent vs. buy calculator.

Extras would be tax benefits of owing and maybe a loan amortization calculator. Mortgage 101 also offers a calculator that you can add extra payments & find out how long it will take to pay off the mortgage. There are other calculators but I'd just like to offer the basics.
Money Magazine says that Orland Park real estate is one of the best places to live in the U.S. Check out Homer Glen homes if you're interested in living in the newest Chicago suburb. Next door, Lemont homes are the priciest in the southwest suburbs and have held their value, even appreciating while prices in other areas have gone down.

Great idea. I have several javascript and php calculators that I wanted to re-do but haven't got around to it yet. You may be able use them.

Actually, I'm going to have to recreate a whole new set of calculators and this hasn't been on my priority list for right now - since we're working on the agent profile and content pages mostly (and they are looking pretty cool).

However, if someone is willing to help out with original calculators...I'm willing to accept the help.

My last calculator page still shows up #1 for "real estate calculators"....and has for years. Actually, that is a pretty interesting lesson in search engine optimization. I never called them "real estate" calculators, but it shows that "latent semantic analysis" can actually work and that your page title does not necessarily determine the value of your key search terms (keywords).

It's also a framed page. Imagine that.

(Personal note: the term "keywords" has always made me think of AOL. That's why I refrain from using it).

    Be careful.

Iv'e installed calculators on title and escrow sites for years and most of the free versions are dicey, to say the least. In the first place, you MUST know what the annual period they are caluculating against...Most use 360-day years, not 365s.

If you wish to provide only estimates, any of the free versions will work along with a monumental disclaimer. It will be fairly close. On the other hand, if you are accepting ETF (ACH) funds online, you have to figure the "float", not to mention account for balloon payments, etc.

Just trying to give you a leg up.

Hmmmmm, latent sematic indexing works. Is this another area we are in agreement?

I had no idea either. Is there a list of available calculators? I'll have to search around and find one on a REW website to ccheck it out. I have links right now to some pretty cool calculators, but I hat having some one click off my site for anything except dinner, and sleep.
