The people advising you to list the property are right because an agent has a much better chance of selling your home at 6% more than you do by yourself at 6% less. This is because every time another agent in the area looks within your price range - your home will pop up. If it is not listed the agents will be showing other houses. That will take some of the expense off of you as well because the agent will be bearing the advertising expense. You should use a top producer because they know what works ( that is part of the reason they are top producers). I know you are thinking about the money you pay them but good people get paid well - that is the way it is. It will be cheap money compared to going bankrupt. My .02 worth
