Shannob: Good luck selling your home. It sounds like you made a good decision. However, in your market in Southern Calfiornia these days though I'd suggest getting a hard working aggressive full time agent to market it. The agent should easily make up the commission in negotiations over the sale price you are apparently trying to save selling it yourself.

PS-I take the same advice for myself. Another agent with another viewpoint will do you wonders.

I would consider having an appraisal done, one of the most common mistakes fsbo's seem to make is overpricing. Plus you can show the completed appraisal to potential buyers. Also offer buyers things like a buy down, or offer to pay so much for closing cost. Work with a mortgage pro, and have them make up a sheet you can hand out with your flyers that tell approx. what the monthly payment will be.
