You could use an iFrame for the flash and then substitute content in the no iFrames section...just keep it legit and that would allow you to get around the flash issues.
I PM'd you with some informaiton...
285 Columbus Lofts - New 63-unit Boston loft development in the former Red Cross building

Maybe you should print out some of the posts here, let him see them. Tell him his Flash stuff will cost him visitors/sales/customers.

I didn't read the thread, but first went to the site. First impression was holy cow the flash, I'm still blurred (j/k). Just my 2 cents...

The problems is that the site is not for him. THe site is for his clients. His clients go to a site looking for something - not to be entertained. Also - many of his clients (around 50%) are on dial up and flash is a drag big time for all these clients.he likes the flash effects...
The reason bosses like flash is ego - they like to show people what a cool site they have. Beyond that, it really serves no real function.
Just my $0.02

NOTE: I did not visit the site as I am on dial up for the time being, but I did clock it at websiteoptimization.com and it takes 134 seconds on dial up to load. Good thing I did not wait.
