I checked he as 2,500 or so backlinks to the raccoon site and most of them are spammy forum comments.

He ranks ok for raccoon control # 5 http://www.google.com/search?sourcei...accoon+removal Not the type of seo I would do, but seems like it works until he gets banned.

He doesn't even have the keyword in the title. I guess thats how powerfull anchor text is. I have a link on DMOZ.org and it overides my title. Check it out here http://www.google.com/search?sourcei...ntial+kelstrup

"Eric Badgley - Prudential Kelstrup" is not my acual title. Its the only anchor text that I have like that, its from dmoz.org. It must becuase dmoz.org is really powerful. I guess it goes to show how powerfull anchor text is!

Rainbow, I suspect your problem is not too many real estate leads. Why post this vague post. I challenge you to show us the website URL that is generating these leads because the sites in your signature are surely not.
