It is a game. The buyer is going to offer less than asking price anyway so the range really doesn't matter. The sellr will have the opportuity of a counteroffer. It stirs activity. It starts dialogue.

Wow, Intelligent Dialog. I am not being Sarcastic! I brought this same idea up on another nameless forum. I think I started a WAR, name slinging, harsh tones. All over an idea and strategy. I think I may discontinue my efforts at conversation at the other nameless forum.

Kudos to RE Webmasters

its interesting to see how regionalized range pricing is....

In Northern California, we don't really see it. Head to Southern California and it appears much more common (especially in and around San Diego).

I can understand and appreciate the concept since it would theoretically provide a home with more exposure to people searching within a given, tightly defined price range. This would also assume that the local MLS Board was setup in such a way to permit and display range prices in such a way that the property would be represented at both the low and the high end.

It is in So Cal and on Realtor.com as well. Supposedly, some 50% of homes in San Diego are listed this way.

Some of those people that responded on that other nameless forum are on this forum and don't respond to posts submitted on multiple forums. In fact I believe there is a rule on this forum about not making posts that are already on other forums. I am not being sarcastic.

ps Did you misspell intelligent as a way to get your point across?
