On one hand, I think buyers who purchase from large homebuilders are being trained to expect incentives ... upgraded appliances, cash for landscaping, etc.

However, I believe buyers who are purchasing from J6P homeowners see incentives as gimmicks and distractions.

I've got to think that reducing the sales price will move a typical home more quickly than "sweetening" the deal with a car. Unless, like in the example above, the car is something the buyer sees and really wants.

Also, the financing issue becomes sticky as others have noted.

This is quite funny to me as I work in overseas property based in Ireland and now some developers in dubai are offering similar incentives to sell property in Dubai to the irish market. When selling international properties to irish investors, they are sceptical of inflated prices abroad and offering even rental guarantees gets them jumpy over prices, now throwing cars into the deal just makes them think developers profit margins are way to high and puts them off buying. This is just how I see it applied to my niche!

I have only seen this done with New Homes in Developments, but as the others have already stated. Lowering the price o throwing in $$$ for Landscaping Upgrades, Pool, Hot Tub would be much more appealing.

Does the Residential Service Contract cover the car when it breaks down?

Seriously, ALL incentives to the buyer are just another form of cash. A free car, paid closing costs, new carpet, etc. These things are all factored in to the price. If you spend $3000 on flooring to help the home sell, that just gets added to the price or it limits how much you can come down in price. I'm sure the buyer would rather just have the money or a lower price on the house.

A car, of all things, would just get complicated with TT&L and other issues.
