Default Conversion Rate

I am trying to set up my budget for my PPC campaign, and want to get some imput on what an average (or your) conversion rate is for leads that you recieve from your website (Only counting ones with valid phone number, etc) to actuall appointments and more importantly deals.

Obviously everyone and every area is different, but would like to get a general rule of thumb.

Any imput will be appreciated.

There's a previous long thread on this Forum about this topic you might want to research, but 20-25% bad phone numbers is not uncommon.
Conversion from a Lead to an Appointment (that shows up) - Buyers Leads - is probably going to be something like 20 to 25% more than the Closed Deals...assuming you can find a House for 75 to 80% of your Buyers.
A Buyer's Rep. helps.
Some Folks numbers are Better.
A 2% Closing Ratio for Leads (including the Bad #'s) seem pretty Standard IF you have Good phone follow-up (5 minutes from the time you get the E-mailed Registeration!)...with some Top Realtors reporting 3 or 4% Conversion rate.
I think any Organization that is pulling less than 2% needs to look Deeply into their Follow-up Time/Skills/Script/USP...because therein is probably where the Problem lies.

About 5% of my internet buyer leads (70% PPC, 30% organic) convert to appointments and 3% to deals. A lot of the appointments end up being counseling sessions with first time buyers who are not qualified, need help with credit situations, etc. I refer them to a couple of lenders that I work with for additional counseling and long term credit repair / improvement, and hopefully most of them will get that done and come back to me when they are ready.

Follow up is key. Quick initial contact may work for many. But I also find that many consumers prefer a more "hands off" approach, at least until they get serious and start saving searches and listings, etc. I have worked it both ways, and as long as sufficient serious buyers call/email me for showings and convert, I prefer a low key approach. Everyone gets put on drip email campaigns, so I stay in front of them that way.

I think it is going to depend on what PPC you use. Adsense has been the best from my testing.

You must mean AdWords. AdSense is a totally different Google program with terrible conversion rates!

I wonder about this as far as conversions as it may depend on the market and how one catagorizes a lead. Here is what I mean:
  • Say you get 300 leads a month
  • 2% of that means 6 convert
  • Average (conservative) price in our area of $700,000
  • Conservative commission would be $85,000 (at least!) based on those 6
  • $85,000 X 12 months = Over $1M in income
That does not include commission on referrals, etc. In our area, I know most agents would be happy to convert 1% as not many agents even hit the $500K income mark with all business combined. While they are there for the taking, we tend to "cherry pick" and never worry about conversion %'s as we don't want to work weekends. We just want to convert 1 a week.

Based on some of the numbers of leads I hear that some getting, there must be a bunch of agents making some big bucks!
