Thanks very much for your notes/comments. One thing I've noticed about web design for realtors is that what they seem to want from location to location is different (county to county...). Anyway, I have a hard time getting realtors to agree on how far they want the listings to go, meaning how many fields they want in the DB. Can any of you recommend a solution I can use for fsbos? I want the fsbo to be able to input his own ad with pictures, but I want to approve it before it is displayed online. Any suggestions are greatly appreciate.

the FSBO option would be a re addition bit of code. It would be like creating a new real estate account as the fsbo and then automating an upload form for that user once they have paid.

Did any one ever supply an MLS data model? I would also like not to reinvent the wheel if possible.
