Are you guys requiring tele's with your registration? I am thinking that I have to, but was recommended against it. There is a field they can put it in, but few do.

Yes you must have the phone # field.

Look at it this way, if they don't want to put their phone number down they won't but if they don't mind (MANY don't mind trust me, I get tons) you have no way of getting it.

If they don't want too they will put a fake one down or even put their last name in the phone # field as they do with my site (unless REW's phone # field will only accept numbers) but it is better than getting no opportunity to get a real number.

Go ahead and do it.

That was my belief, but I was talked out of it when I did my REW IDX that it would encourage registration. It has not and I have only 1 way to contact them. Of course they can always do the bogus whatever, still get 20-30% of that and suspect always will.

I would definetely require phone number and email address at the very minimum. You can always place validators that will require specific info before moving forward. I currently get around 40-50 registrations/day and another 40-50 other leads captured through custom forms, with at least 90% good phone number, and 95% with either good phone or email.

you have to address peoples concerns if you want them to become motivated to work with you.

most people selling want to know how todays market is and if now is the time to sell their home and buy a new.

they don't care how many people you have helped, nor do they care how long you have been in business or how many different awards you have.

they want to deal with someone that understands them and addresses their needs.

thats why i feel its good to build a niche and work around that niche. i have not viewed your site, i am just saying from my experience.
