I agree with some of the suggestions, but, in my opinion I do not like when solicitors come in to our office. It takes away from our productive time.
I suggest going to a "Realtor Roundup" or "Association Membership Meetings." They usually have these twice or more a month. That way, you can network with all the agents at once, and you wont spend so much money driving around to all the offices (Go green, save gas!). I can't remember who said Googling "Austin Texas Foreclosures," but I would recommend doing that as well. You'll find out who the top agents are for that specific area of real estate.

Try http://houston.craigslist.org. Its free and there are many different categories that you can list under. You can list under jobs or services.

I'd figure out what several sizes of house would cost, get your bonding, legal stuff, insurance squared away, go to open houses, board meetings, post on the company boards or stuff their mail boxes if you are allowed. Like our business it is getting referrals, which you get after people know like and trust you.
Flyers and business cards are pretty cheap, have plenty on hand. Also decide what do you want to do, move outs or steady customers? Both have different rhythms and styles and timeframes. One you develop relationships with several people( the homeowners o renters), the other you develop primarily with an agent or company. It would be cheap and easy to do the open houses to meet agents, but if they have clients leave a flyer, take their card, as they will be working the other customers there, and follow up. Make notes on who was there at the open, location, note maybe it needs the windows cleaned, and follow up.
