I have probably missed this somewhere, but can anyone tell me about how many registrations are turning into closings? I know that this will vary depending on how agressive you are about contacting people and how quickly you contact them, but I would really like to hear some numbers.

2% seems to be a "Good" rule of thumb, but I think it depends on the Lead Source :how competitive it is (TV being not too congested...search engines being REAL congested), but then of course the Quality regarding being able to Qualify for a Loan (search engine leads being Better).
There have been times we were closer to 3%. |

1% amounts to quite a very good ROI. I highly recommend going with a custom site with custom IDX and back yourself with a significant SEO effort. Begin to think in scaleable terms, build a team and put forth the necessary work to convert leads to closings. It doesn't happen by itself and it certainly doesn't happen overnight.

Whereas many have millions of people searching for their wares, others of us have far less then 100,000 total in population in our markets. If everything cost them same for each area then that 1% will take much longer to pay costs and the ROI will be considerably less. Nonetheless, what keenjosh said still puts you in the best position to take advantage of what leads do come in. You snooze - you loose, so then what is the point of having a killer site and a #1-5 ranking if you let someone else beat you to the lead? I look at it like everyone else here has more fish in their pond to catch so they can catch more with less effort, but I can still catch 'some' fish', or at least that's the game plan. To the point of the question about conversions my hope is that the more focused you are at converting leads the more conversions you'll have and the percentage will hopefully increase.
