The old saying goes... "Referrals are the best thing to receive!" Make sure to speak highly of your agent (if you are very happy with all she has done for you) to your family, friends, coworkers... To me that really means alot; I want repeat business more than a one time commission!

Not really as it's generally accepted as part of the cost of selling a home. Both sides hve CLOSING costs. Sellers have the closing cost associated with selling their home: Title insurance, home warranties, repair agreements and agent costs and Buyers have closing costs: Mostly from their loan generation.

I am sure your agent's agreement with you says how much the commission is and you can pay the difference but I know from my point of view, if my buyer buys a home that is paying 2% or 2.5% and I was in a signed agreement with the buyer for 3%, I have never held the buyer liable for the other amount. Just my way of doing business, but maybe that is the way your agent operates as well...maybe just ASK! Maybe if you don't pay the difference (if indeed there is a difference as the numbers sould a little off in your example) you could just take him/her to lunch!
