Scenario: You have a persons email address but no phone number.They registered via your IDX to view property details. They are brand new, and have not saved and favorites or searches.

Question 1: What does your registration (Welcome) email look like, how does it read?

Question 2: What does your secondary communication look like

Question 3+ repeat 2 etc

I'll bite...

Lead comes in to my email and is filtered with a rule to a "New IDX User" folder.

At this point, I do nothing. Instead, I my drip emails go out to all new users automatically at 2:00 EST every day so a new user gets a response within 24 hours. this is what it looks like:

Subject: Welcome and Thank You

Body:

Hello (firstname),

Thank you for using our website to search homes for sale. Please feel free to use our website as often as you like. If you have any questions about homes that you may have found, please feel free to email us or call us at (404) 630-3187.

Thank you,

Ryan Ward
The Ryan Ward Group

Phone

**************************************************

3 days later at 2:00, they get another email:

I think the drip email is great for later in the relationship if the prospect isn't a fast mover, but feel it is essential for the first few contacts to make the messages real. I have used both response types with 50% greater close rate with a personal email relating to their info. Make the effort to build a online relationship and you will see a much faster return. Buyers now when they are getting an automated response and are visiting several sites in that day. If you can be the first real contact your chances go way up. Determine who is hot and who is not, then start the drip.

Visitors get an auto repsonse (appears personal) thanking them for visiting our website, our contact info... same day they visit. I then follow up with another personal email and start a once weekly drip campaign: why choose us, neighborhood info, market area info... always keeping our contact info in front of them.

I'm sending a simple, short thank you email reminding them to contact me if they have any questions. Then they go on my monthly newsletter drip which has new articles every month. I know I maybe should be "touching" them more often but that's what I'm doing now.

Ryan - That's perfect. I get a lot of leads that come through the IdX and wanted to set up something similar for my market. At least this gives me some good ideas for my own market approach. Thanks for starting a great thread Morgan...

So do you think the initial frequency matters much? I'm seeing every three days or once a week after the initial welcome email. I've heard a coach say every day they get an email until they buy or remove themselves.

I have a hard time with this subject because I provide quality services and do not want to be the "every agent" on the web and yet, if you don't have some level of persistency and pushiness, then you get NO BUSINESS!

So what frequency is most effective as well as message?

If you emailed me every day, I would unsubscribe out of principle. I don't care how nice you or the email are. My bet is that I'm not the only one who thinks that way.

I think you are looking for balance. That coach is talking about the internet??? Some of these leads are several months out from buying. I don't see how an email a day does anything but keep the buyers away - from the person sending that many emails.

Why don't you try it that way and report back on your success. That's the only way to know for sure.
