Do the sales reps at the Del Webb communities have the latitude to negotiate price? Would I be better off using an agent to handle the negotiations? Thanks in advance for any feedback.

I am guessing this is a new construction home? If so, I would bet the sales person has the latitude to negotiate, but believe it or not, through leverage, you'll likely get your best price through an agent anyway. I know that when I go to a builder and tell them that we need their best price on a home, I often get better prices than a walk in person off the street because a) I bring more buyers to the builder than just ONE guy and b) They know they better do the best for me because of the other agents in my office...if they didn't give me what they gave another agent in my office, I will find out and that will hurt my bringing repeat business!
