Phil, I guess what you have looks good, but are you leaving the food outside of the barn door? This seems like the agent confidential stuff we have, which is rarely for public consumption. If the point of the IDX is to generate contact and provide information, I am assuming this is what they would get after registration?

In my opinion, the MLS hasn't been for Agents eyes only since Realtor.com. It's at the point now where only Agents can add/delete/motify listings, but anyone has the ability to view them, which seems just fine to me.

Agents for years, before it went public, used the secrecy of the MLS as a way to FORCE people to sign a listing agreement in order to know whats on the market. I believe that is a borderline unethical practice and the industry continues to move away from that system of forcing business.

I don't see any reason that facts about a house need to be hidden simply to force a buyer to sign an agreement. There are actual services and knowledge an agent should be able to provide other than releasing the information that they were otherwise purposely hidding.

I'm going to be honest and admit I am a licensed agent and an investor, and do not practice working with too many clients, but focus on my own buying/selling, so we are coming from two different views. My concern as of today is to provide as much information as possible to get traffic to my site through content and natural search listings from the MLS content. I do plan to move into the agent sales arena sometime in the near future, but I dont find it likely I will change my mind with the release of public information. The board allows me to display all the information provided and I decided I would like to provide that to my visitors.

In my eyes its just another 'sales tacktic' that would take away from growth. Another one I hate is when an Agent purposely takes only 1 exterior photo so you have to drive allllllll the way down to the house and inconvenience 5 different people, just to find out the property was not at all what you were looking for. (Again withholding information to force a phone call / showing)

I grew up in an internet age of freedom of information, and I intend to continue that legacy.

Yeah it is amazing how many people don't own a digital camera or pay for a good photo. That is one of the stronger selling points. I understand you different perspective from an investor. As an agent, once the client needs the information, they can have it,but giving too much is confusing I think and not beneficial I think. They can set their search parameters for the specific info they want on your search criteria. Let them search by heater fuel type or solar or 3 car garage. Knowing the taxes does not offer any benefit.They will change upon sale.

What you have looks nice and I sure couldn't have done it, which is why I have an REW IDX site. A customer can see basic information and either register and see more data or contact me. There is no contract to sign.Yes when we started in business in the 80's it was 300 baud and you were upscale with a computer. Before that we had note books with the information of who would sell for what and who was looking. The computer has made the information more accessible, but still there is local knowledge, building knowledge, negotiation and the legal aspects. You sign contracts to get that knowledge in almost any business.

At some point you will want to have a way to generate a dialog with a client who comes to your site. It costs you time and money and you are in business to earn money by providing information. It the consumer gets it for free and you have no way of tracking them or getting a chance to meet the, I think the internet is too anonymous without certain give and takes. Keep up the good creative work.
