I dont think that would help you at all. If you are trying to covey the property without the mortgage company being paid off-- that wont work.

You can convey the property and do a "wrap around " mortgage where the new owner-- your family member financing the property by paying the mortgage.

Google wrap around mortgage. When you do that --- you will see a warning about a due on sale clause. Blow that off. If banks are getting paid they wont take a property.

But if you are trying to use this quick deed to transfer ownership so that the bank doesnt foreclose-- that wont work.
