Default Open house commission question

If I am hosting an open house that is not my listing, and a customer walks in and wants to buy and I have them sign a exclusive buyer agreement with me i am protected and I will get commission.

But if they want to buy but do not want to sign an agreement and have no agent and I fill out the offer will I get commission?

Last if a client comes in with or that has an agent I would not get paid at all is that correct?

#2 - yes you will still get the commission if they put the offer in through you and you handle the transaction

3# - a client with an agent, means no commission for you correct.

is this a listing offered by the same company, don't forget about itermediary and disclosures which vary from state to state.

I would consult your broker for specifics on protection,

one thing for sure if you are not the agent that presents offer for client, you will not receive a commission
