I am planning to buy my first house but I do not have that much of money. Are there any alternates and what should I be careful about while negotiating such a deal? I do not mind going in for a Mobile / Manufactured Home. Help!!

If you can afford it, I would say try to get a single family home over a mobile home any day. Generally speaking, you will realize a much better appreciate rate in a SFH.
100% financing is still doable, maybe the best option is the use FHA and have the seller pay the closing costs and down payment. |

I'm currently dealing with a MH right now........
I would stay away as much as possible. I'd rather live in a home than a nice MH just due to the appreciation problems.

I completely disagree with most of you on mobile homes. Had I to do it all over again, I would have bought one long before I bought a house. I rented for nearly ten years before I bought my first house, and I walked away with 120 rent receipts and my pockets were about 70,000.00 short over that time period.
Mobile homes do depreciate if you buy them brand new, much like cars. Go out and purchase a 1963 Detroiter for $500.00 and try to tell me it is going to depreciate any further! With about $2,000.00 you can make it the best looking home in the park and then sell it on financing! You'll make your money back in less than a year and keep a nice 200-300 income stream coming in monthly for the next couple of years! |
