With the REW CRM program-- can you see the searching patterns of registrants?

I signed up for the CRM my site is being built. But it would seem important. If you have a registrant that has not visited the site in a while-- I would not give that lead the same weight as one that is on the site daily.

Can you guys comment on whether or not the rew system has that capability?

Morgan-- I too think this lead management topic could be big enough for its own section. It certainly is important.

Was it Emerson who said: "The Early Bird Gets The Worm"?

I too believe this is an Excellent Thread worthy of it's own Section.

This probably sounds crazy to you all, but I have implemented a 90 second rule. From the point where it hits my mailbox, to the point where the phone number is dialed, my goal is 90 seconds or less. I can do this becuase I have implemented enough controls to get me the leads info that quickly. If I cant make the call for some reason, I pass it like a hot potato to someone that can. Speed is key! I am in the process of teaching a class at the office (among other classes that I teach) of how to respond to a lead in 120 seconds or less...Most of the agents in my offices are wanting to know how they can do this

The 90 second rule applies to IDX leads who were forced to register and not necessarily asking to be contacted or leads actually emailing you inquiring about something?

It applies to those that have submitted a phone number, regardless of inquiry or login type. Just basically touching base with them. I have automated system to keep in touch with them out of the shoot via email

If Great follow-up proceedure is Crazy...Yeah.
But I think it's the Key!
I don't worry about Weirding out someone who came on my Site for Info. with a COURTESY Call to make sure their experience on my Site was OK, if I can answer any Questions, or change their Search Criteria for them on my end.
I think it shows you take care of business Fast, are Organized, and want to earn Their business by such proceedure.
Since when are the above attributes what you Don't seek in a Realtor?
If all they want is an address so they can drive by if interested, and phone the Listing Agent on the Yard Sign Totally forgetting about who's Site gave them the Info to begin with...Good Riddance!

90 seconds is great! Let me ask you-- does your Back end of your website automatically distribute leads to the sales person?

Or do you get the lead and distribute it to someone who you know is available to answer it?

I still have control over where it goes...probably always will as want to make sure the right lead goes to the right person so I do it myself...
