your broker should be helping you learn the business in the beginning even if it means taking less of a commission to learn the business. you will learn quickly as long as you are actively working with clients.

I think its time to look for a new office. It has to do with the Broker. Good real estate office have great brokers that teach. Go to a new office with a great support and training system.

Haha! Had to read that a couple of times to get it.
In the end, you could have all the desire, passion, and persistence in the world to achieve big and still get no where without being in a supportive environment. It's kind of like throwing a firecracker in water.

It really helps to take classes on a regular basis. If you brokerage doesn't offer these, then consider looking for a new one, or try your MLS and Realtor associations as they often have classes too.

I don't know of any classes that specifically teach how to prepare a contract, disclosure form, lead disclosure, dual agency, etc. This is supposed to by your Brokers (or admins) job. Sound's like you have been sent out int the field with no knowledge other than the licensing exam which does not teach you how to sell real estate just how to say out of jail.
I am surprised how many brokers do not play Buyer/Seller with their new agents to see if they know how to present the forms let alone how to fill them out. All I can tell you is that you are not alone! I will offer you my help as I am a NY Broker. Feel free to PM or e-mail me with any specific questions.
