Appraisal came in for exactly that price, but thats not what I was paying for the house. If I use your theory that a Buyer should NEVER buy for more than the appraised values, then I must also use that same theory when it come to the Sellers. How many sellers do we see selling WAY below appraised value today? There are thousands in my area. The Tax Assessors Office is going crazy as every one is challenging their assessments due to new lower home values or buyers that just bought a house under appraised value. The Appraiser is only there to insure the bank does not exceed their LTV limits. Thats why there is no Appraiser used in CASH deals. Only the Buyer and the Seller set the price. The rest of us are just crunching numbers for them. Now in a perfect world, No One would pay too much for a house and no one would sell at a loss, but thats not how our free society works. Buy Low Sell High, Its the backbone of our commerce system. Sometimes it does not work, but most of the time it does.

I know an increasing number of people that are not using agents either, and it is really starting to concern me. Even if you point out the obvious advantages and benefits they could get from hiring an agent, they still think they are actually saving money, which we all know they certainly are not in most cases.

Not really. Appraisers look at numbers but there is often more to the story. I had someone buy a fourplex a few years ago on a street of single family homes. It was in pretty good condition. Basically the appraisers appraised it for 50k less. Why? There were no fourplexes that sold recently in the area so they used as comps the closest fourplexes that were in a little minighetto half a mile away. The appraiser wouldnt budge because they had to go by comps. Never mind that small houses across the street were selling for almost as much as the sales price of the fourplex. The buyer put money into the deal to make it happen. They also got a few offers above what they paid a few weeks later. Eventually they ended up selling for double what they bought it for a few years later. My basic point is I would never buy a property simply based on the numbers of an appraiser.

I have the same problem here.
Moreover, in leasing case, after we introduce the house to the Customer. They might do the deal after my back. Or they introduce their friend come to lease without notice me. The host welcome they also because he didnt have to pay for me.

I think the main reason for using an agent is that the client will net more money. NAR had a stat saying that sellers who hired an agent sold for 16% more on average than FSBOs. I'm not sure how they came up with that stat, but 16% covers the commission and quit a bit extra for the home.

Agents get 16% more than FSBO, they probably are but when you get down to the numbers, you may notice that the FSBO netted more money. There are a lot of occurances that you have to take into consideration. i know when i sell through a realtor, what i get as an offer price is not what i would get after everything is added up. after you subtract everything from the purchase price you will usually have a lot less, but the sales price stays the same which will really help a FSBO out in their negotiations with a buyer.
