Well I didn't get any internet leads with Coldwell Banker either.

Other companies are sending leads to the agents for a 30% referral fee, which means you get like 20% of your companies portion of the commission.

I'm getting 100% and a $395.00 transaction fee to my company each sale (when the commission is at least $800.00).

I want my own IDX without having to share the leads with anyone else. I will petition to our board to get it approved the agents, and if all else fails I'm going to take my chances and hire a programmer to scrape them.

well you clearly get what you pay for. 100% of nothing is still nothing.

Maybe its just your market but nobody over here charges their agents a referral fee for leads that is the purpose of the split. I find it hard to believe that every broker in your area charges referral fee's to their own agent. What are some of the other Brokers solutions to agents not having IDX?

You are an idiot if you think you will ever get away with scraping. You seem more interested in complaining than finding a solution.

Honestly if I was a broker and you were receiving a 100% split and a minor transaction fee I am not giving you any support either. It doesn't sound like you are established enough to be working under this type of plan.

either way do yourself a favor and don't even consider scraping, you will never get away with it. Any MLS is entirely based on its ability to control access to listings, they will squash you like a bug.

I was being sarcastic incase anyone took me seriously. However, leaving my company isn't the solution. I should be able to get my own leads without their help. Online leads are nothing anyway with my experience of them. At coldwell banker we had a program with realestate.com for a 25% referral fee. What did I get? More than 30 leads of people I couldn't contact, weren't interested, didn't know a realtor would be calling them, or had very poor credit scores. Those all the type of leads I'm getting on my listings right now, so no thanks.

With all due respect, if that is indeed true, then why do you care about having an IDX solution. Or any internet presence for that matter?

Internet leads can be tricky to work. But there is a goldmine out there. Like a gold mine, the nuggets aren't just laying around waiting to be picked up, you have to dig for them.

You might want to start by working on your web site a little. You're running an out of the box Point2 site with all the canned content. That means your site is exactly like tens of thousands of other sites out there and will never do well in search engines.

Nothing wrong with Point2, I use them. But you can't just hang a template site (or any site for that matter) on the internet and expect to reap high quality leads. Work the site, work your overall internet presence, and work the leads.

Jay beat me to the punch on this one. The agent that is going to rely on their office to supply them with leads is most likely to fail. We have not worked a lead that came from the office in over 3 years. Every lead that we get is from the website or from her SOI. Now, are there leads that are crap. Sure! But there are also the ones that call after searching the site for weeks with the exact property that they want, pre-approved, and ready to make an offer.

An agent that has a decent web presence can work at any office, regardless of the leads that the office may or may not generate. This also allows you to avoid referrals that they office will charge you and to negotiate the best commision %.

In a nut shell, work on the site and get a presence then the office won't matter....

Kenneth,

Ever hear the expression You Get What You Pay For!

What can your broker possibly be providing YOU with for $395 bucks? Granted, he is probably making you pay for everything, but then if you are, why do you need him?

Seriously, your problem is not with MLS.The rules apply to every agent so no one is at an advantage
  1. You don't believe in Internet Leads which is the purpose of having IDX
  2. It does not sound as if your Broker is in touch with the Internet
  3. You are more concerned with starting a petition than working on your web site and business.

Honestly. Ask yourself WHY you want IDX? What is it going to do for YOU. I will offer anyone 30% for a referral. Why? Because it has not cost me anything to get that lead and if it goes no where, I am out nothing but time. It has not cost me anything to get that lead and the person giving it to me has through some means paid to get it. Whether its Marketing, Advertising, Networking or Selling a listing.

I know of no broker that charges a referral fee to their own agents. I know of companies that make you pay a referral fee to their Relo departments and there is good reason and logic behind this.

In the end, if you were so unhappy with everything, you can simply become a broker and now you have the right to IDX. Problem solved.

Fight when their is injustice like our MLS boards allowing non Realtors to use the term MLS and banning us from using it. The same boards that sell our listings to Non Realtors for the sole purpose of selling the leads back to us. This fight is pointless. You just want it all and are not willing to pay for it.

Also, I am not mistaken that we "Realtors" are not permitted to use Realtor in our URL or On Line Names?

Actually that is not quite accurate - Kenneth is using the mark within acceptable guidelines - you can use your first and or last name in conjunction with Realtor(s) assuming you are a member in good standing.
