I'd be curious to see if you get calls as well. When I view more details on any listing, all I see is the listing broker/agent/office phone number and can't find your phone number when I am on that detail page. Even if I print the listing info, I cannot find your phone number. How do I contact you so I can ask about the listing? We get calls all the time while they are actuallyviewing the listing.
Also, can the listings be sorted by price? Looks like they are just randomly ordered.

I agree with MikeNY (although Austin, Texas is a long way from NY).
IF your Site is defining enough - AND your USP is compelling enough, you Can "force" Registeration. The Key is for the Visitor to see (Quickly) this Value they don't find elsewhere in their surfing, and want more Info. and be willing to provide their Accurate contact data to include phone numbers. You can then give them a "Courtesy Call" about their experience on your Site (hopefully Catching them while Still on your Site!), and further "force" them to Qualify themselves as to level of Seriousness/Timing and act accordingly (in a Very polite/friendly manner). Otherwise, the surfer (if interested) will highly likely be Only interested in Addresses so they can "drive by and check out the property" which all to often is code for phoning the Listing Agent on the yard sign...who ain't you...forgetting who's Site provided them with this Information...if you don't have that Strong USP. |

Thank you for this forum, so many issues that are covered here.
I am Overwhelmed by the Dallas website registrations KUDOS to you. I offer free reports or neighbourhood reports they can get emailed to them instantly. MLS searching requires a detailed sign up and I approve the user for the computer to send them a confirmation email and their password. I get paged(text) with a request for approval. so phone number with 123 456 7890 don't require any immediate response. I can track what page they came in on.. report etc so I tailor the email responses to (groups) of that same topic.

one thing to keep clear when looking at your metrics: there is a difference between opt-ins and leads. anyway, in terms of forced registration: it can and does work when executed correctly. a few folks have pointed out already that to really get actions involves a compelling reason and USP for someone to opt in. heck, that's what sales/marketing is all about. forcing registration to access a tool that is simply not unique and can be found elsewhere is just not smart marketing. and if you're not following up with folks who register, then why the heck would you force them to register anyway? what i see some folks getting hung up on are just tactics... forced registration, email marketing, mls access... all of these are just tactics that, without a strategy to drive it all and convert visitors into buyers, have no real point. so, the real question is not whether to force registration or not but why would YOU force a registration?

That happens to me all of the time. It gets a little annoying because they want to set up showings or specific questions about a property I know nothing about.
