According to the Subprime map on my Northwest living blog, 33% of all mortgages in Fulton County are Subprime mortgages. The state that looks like it's getting pounded is next door in Mississippi. There are a ton of counties above 50% in Subprime loans. In comparison, the Northwest really never got into the Subprime loans as much as the rest of the US. The negative chatter of Subprimes is here, but it's no where close to the problems the rest of the country is experiencing.

The problem with the timing of the cycle is that each locale has a different cycle. All localities are influenced by national trends, especially the economy and interest rate trends, but ultimately that's what makes real estate a special class of investing - every property is different.

Does anybody think we're close approaching a bottom in the florida real estate market ? i have family over there and with the interest rates lower now is this now the time to invest and wait for the bounce !
Currency markets gbp and eur against the dollar seem to be rebounding at the moment, but how much isn't clear

I don't think the bounce in the currency markets are an indicator of the US real estate market. The currency differences may help spark foreign investment but as a whole I don't see it affecting the total US real estate market. I think you are seeing the dollar rebounding against the pound and euro because they are also trying to inflate their currencies as an attempt to slow down the global recession.

Yes It's so horrible...We actually have to work a little to sell a house today! Boy, those were the days, double digit appreciation year after year. List to Closing in 30 days. Give us another year like this so all those agents that jumped in for an easy buck will run away with their tail between their legs and never come back.

By the way...We are seeing a huge increase in foreign investors. Come on over...Homes are on Sale!!!
