there are many sites to upload vids to. you can also use a white label vid product for your own use and host your own vids and put them on your mls if they allow. I am seeing many people using free sites to upload. seems like video is killing vtours but its very early in the game. Time will tell. Sure is cheaper to use vid vs vtours.

Have many of you experienced an increase in leads or lead conversions because of using video (along with photos) compared to using photos only?

I personally prefer video. We do them randomly on some of our listings, but will be moving in to fully advertising listings with video on Youtube. We are now getting link backs to our site as it moves through various different languages as well.

We've received calls on our videos before (off youtube) and I know people enjoy seeing actual walk-throughs rather than still images. Most of you have a digital camera that takes video already. You should try it.

I think YouTube is the way to go now. I prefer videos to just photos, but I from trying virtual tours briefly, I like YouTube better.

If YouTube could add a feature to help initiate the sale of your listing, what would it be?

The use of youtube for me at least is more so from an SEO standpoint. Granted, videos are the wave of tomorrow, but have an SEO component to it as well

A tip many of you may or may not know is to upload to AOL video. They use Truveo which is very fast in indexing videos. Hence, your listings can get up higher on Google faster (SEO).

Wink Re: How many of you are using Youtube and Video Tours as opposed to virtual Tours?

Youtube is a major tool in my toolbox. I use youtube like it is a major part of my business. I currently have 107 videos and look to make many more. The secret of youtube and others is making a community.

I have videos of everything. I have no regard to what someone thinks of them. Customers contact me from all over the world and love the fact I show Fort Worth Texas in videos. Of course I brand myself as the Fort Worth Realtor.

Just recently I had a custom site built by REW, but using these free sites have done quite well for my start. Getting leads is great, but when someone calls and says "Hey I was thinking of relocating to Texas and your videos really show the area". That's king. It's more them just a lead, it is a client. They love it. No drip mail needed.

You have to get out of your box. Just filming homes is not the trick. Film everything and brand yourself. Film your site, film the bad weather, film the dog. That's the point. If interesting, they will see your videos of homes if there interested. Or at least tell a friend if mentioned. "Hey I know I guy in Texas that makes these videos you should watch them".

Mike Pannell, the web guru, even tells me he receives questions about me..thats cool. His little brother ranks higher them him at times. The Web guru gets questions about my videos..I like it. He does have amazing websites though...but video allow user to see what there looking for.

Videos on Youtube, Photobucket...and so on..get ranking. If you don't have the time...you should consider assigning someone to do it for your office. Most agents can't find the time. It just not worth it...they say. Of all the agents I have told, they have produced less then 5 videos. Agents are just so busy these days. That is such BS...

I could not market my homes without my little trusty camera. I just upgraded to a Cannon 8.0. I can now zoom to downtown, and have a great shot ten miles away.

Next, I am purchasing a full blown Cannon with 21X zoom. I will be able to film Austin from my front door..Lol.

I have green screen, and other effects in the works. Just stand by.

click on my poor man site, and leave me a comment.

www.davidpannelhomes.com will launch next week. Thx REW Team

When I joined REW and if you read my posts about Yotube, I was against them. I still don't like the idea of giving up all control over the video, but I have come around and now believe that posting videos on line, regardless of whether you use Youtube or some other vehicle. Buyers do not want to see warped pictures anymore. They want video! Just make sure you brand yourself on every moment of footage in a professional way.

David sounds like he is on the mark. So move my vote to the Youtube side. I've converted.
