Two years ago I thought I would have to get out of the real estate biz.
That's when I started to use websites and try my hand at SEO'ing the sites myself. Now I can get as many clients as I want. You have to have a great website and have it positioned well on Google. If you can't break the top 10 try pay=per=click for a while. Just be careful as it could get expensive. Good luck! |

I would say my most effective marketing is open house on the free side and for paid advertising definitely my repeat and referral clients I get from past client follow up.
The web site I have is great for leads but still is not number one for me.

I wouldn't said about ONE most effective marketing as we are on the market where mulri-channel marketing rules. Just an example: the couple comes to your Open House. They mention in the form that they got there by sign. After ten minutes of conversation you figure out that they were in the area because they saw your Open House Ad in Realtor.com. Then you keep asking the questions and figure out that they want to work with you as their buyers' agent because they've already heard about you from their friends AND they read your blogs and articles in the newspaper.
o.k. As a lead generator blogs, web site and major portals like Realtor or Zillow are perfect. But if we tell about marketing as about complex efforts to make SALES, then we should talk and work multi-channelly.
