You know there really are rules that don't allow us to discuss commissions like this. It amounts to price fixing. We can't use the specific commission amounts in our discussions.

When the banks require a 50/50 split I think you should just accept it and not worry about it. It may make it harder to sell with a co-op because the world is full of self serving agents, but that just means you have a better chance of selling it your self and getting the whole commission.

We really can not avoid commision in most of the cases . Usually I suppose its around 2% from both the sides.

IAS just lowered some of their commissions to 2.25 on the listing side. On the flip side, they stopped asking for their percentage on those. Good company to work with though.

I show whatever property is a good deal and fits my clients needs,wants and must haves. Commission is not the deciding factor if I am truly putting my clients interests ahead of my pocket book. And since there is no set in stone commission amount & it would be a violation of Sherman Anti trust to say there was, I do not worry about commission or bonuses to the selling agency. If the deal has a small commission, i just imagine my clients will send so many referals it does not matter.

This is why some of us has a great deal of repeat business while some not having enough.

If you feel that you need to make x% for selling a home disclose it to the buyer then if the commission doesn't make it to that point have the agreement in writing that they will make up the difference. Problem solved. Show them everything. Actually if you are up front about it you would be surprised how many people will go along with it.

**Not trying to step on toes but....

Your job as a REALTOR is to do what is best for your client (pretty blanket statement like Malok said). There are 2 issues here. First issue is that you, like every other profession, have people that are less then qualified to do this job and don't have a lick of common sense. Not much you can do about that. It will impact you to some degree and I feel pretty confident that it will never change (unless NAR standardizes the commissions HA!).

Finding the best home for your clients should not have extenuating circumstances i.e not enough %. Regardless of what the split is or isn't, the best home is the best home. Point blank! If you deviate from that and tend to shy away from homes that could be an exact fit or one that you think they might like but the % split is wacked then guess what, that is unethical; shady at best.

The formula is simple. Client finds REALTOR. REALTOR finds home. Client is happy. REALTOR is paid. Happy client refers new clients. ** It is not your clients fault that the listing agent is a freaking moron! Do your job.....

My understanding of price fixing laws in AZ is that all of the brokers for a certain area get together and agree on a fixed price. I think that salesmen/women (underlings) discussing how much they'd like to get paid is totally legit. On the other hand, if we were all competing brokers and we made an agreement only to accept 6% with a 50/50 split then, yes, that would be pretty shady.
