I would like to know why you changed brokers. I am actually thinking about changing brokers too and the reasons are leads and mentoring. I've been with c21 for 4 years and it's a tough decision. By the way, Congrats on the change!
A few different reasons. I like the philosophy that Keller Williams presents and was also a business decision. I don't have anything negative to say about RE/MAX and enjoyed my time there, but it was just time for a change and like Eric has always said a lot also has to do with the Broker.

I'm with C21 also and have made a decision to change also. Nothing to do with C21 but totally the broker. I have been told by other agents and have seen it with some that have already left that we do not get to take our listings with us. I currently have 9 but just cannot wait any longer. In Mo we are not allowed to "induce" our sellers to switch to our new companies but I am sending an article to each concerning this issue which states that they have the option to withdraw their listing as they choose. One will expire in a few days so that it no problem and two others are friends so I'm not concerned about them moving their listings. The others probably will stay with C21 but that is just the way it goes. Kayserah...serah!

@ Carlidin;

I'd be REAL careful with that. Ever hear of Tortious Interference? You better make yourself REAL Familiar with that if you plan on sending a letter. I am not a fan of Wiki, but its a good explanation: http://en.wikipedia.org/wiki/Tortious_interference

I posted elsewhere, but ALL AGENTS...you need to get Termination Agreements filled out when you JOIN a company, not when you are leaving.

I am just sending a copy of an article with no comments. It explains their rights under the contract. They should know their rights. Is that ok?

Keller Williams has a great mentoring program. In addition, Gary Keller's book Millionaire Real Estate Agent is about nothing more than lead generation! It is the old teach them how to fish philosophy. And it matters not what company you are with or even if you are in real estate, it is an excellent book on how to become successful in business (so ignore the title which does not do the book justice).

Learn to fish and the leads of whatever broker will have no importance to you. Your leads will be yours and you will become important to the broker instead of vice versa. They will become portable and will create value for you.

By the way KW has a policy of releasing listings when agents want to leave. Eric Blackwell is right with his synopsis on that subject. When you get down to it though, there are great brokers amongst all of the major franchises and there are also some that are less than great regardless of franchise. Find the great broker with the right culture, tools, mentoring, and education and you will learn to fish amongst the best and will never go hungry.

If anyone wants to ask about KW, please feel free to PM.

Would really like some opinions voiced about HOW to pick a good broker - based upon the "right"

culture
tools
mentoring
education
. . . .

The "change" bug has hit me (actually a few months ago) but I have been slow to give in . . . . still mauling (sp?) it over though . . .

When I decided to change to another broker, I dreaded it. Changing brokers is such a pain, I thought. You've got to fill out a ridiculously long form and probably mail it in. Once your accounts gets set up you have to get a check cut from your old broker. You're probably going to be out of the market for what, 3-4 days at the least , right ? And that's if there's no snags - no T's that you forgot to cross - there's always something it seems like.

But to my surprise I got it everything done within a day. Even my account was funded by past broker with the help of wire transfer. The next day I could trade.

Interesting how everyone always says its the brokers or the training that makes them leave one broker for another...seems like most folks that are producing their own leads are just looking for better commission splits? I'm guessing the splits at KW are better than RE/Max, or at least there is no monthly fees?

Keller Williams is shedding agents like crazy in Austin. I dont know what happened there but alot of the top agents are leaving mostly to form their own companies.

Maybe it's the business model that teaches how to be your own company. They are in the business of training their competition?
