I am shocked at this thread. Agents should not be providing buyers and sellers advice as to how to exit a transaction. If someone is unhappy with the information their agent gave them and feel they should not have to go forward in good faith toward closing (ie they want out of the deal), they should be immediately referred to a real estate attorney.
