Anyone seen that show "Hoarders" on A&E yet? I was curious after catching an episode if anyone has any stories about either showing a buyer a property in a hoarding situation or a seller who called you to list?

I bought a lake house to flip a couple years back that was an estate. From the outside it looked very "normal" but the minute you "tried" to open the door you found anything but. The house was packed with little walk-ways to each room that I had to step sideways to get thru - it took me 5 large dumpsters to get the main floor empty - yes 5. Amazing enough I found nothing of value although I found it funny to find 2 blow-up dolls still in original boxes.

We have a relative that fits that bill to a tee. It's crazy how some people can live, isn't it?

I had a seller call me to list a cluttered house...with cats, that is.

I took two steps through the door and almost vomited. The smell of cat urine in the carpets was more than I could handle. He was a friend of a friend that really needed help or I would have just left.

They had lived with those cats so long that the smell was invisible to them. I immediatly walked outside and told the owner that he had to get rid of the carpets. He said he understood and would take care of it.

He calls me a week later, says he has replaced the carpets, and asked me to stop by.

Again, I knock on the door, take a couple of steps, and almost vomit. I quickly look around and see new carpets and walk back outside.

The owner follows me and I tell him the smell is still there. Trying to figure out where its coming from, I ask him a few questions.

Come to find out, he had replaced the carpets but used the old pad. Remember, they couldn't smell anything to start with and he said the 20 year old pad looked really good.

Wow!

A week later he calls me. The pad was removed and replaced. Smell Gone!

Lesson Learned: Be specific when you ask for something to be done.

I'm surprised the smell was gone after just removing carpets & pads. I've seen homes where the smell went clear down to the floors & had to be sealed with KILLZ before the smell went away.

(A black light is an excellent way of identifying cat urine & is a well worthwhile investment when cat odor is concerned.)

This home was on a concrete slab and the pad and carpet removal did the trick.

Cat urine will seep into concrete. It will not be to noticeable when the house is cool or there are other smells (i.e. new carpeting). However, when it gets warm or humid, then the smell will come out.

I gave a listing presentation standing up with my hands in my pockets once. The owners had 13 pitbulls in the house with them. The biggest one was apparently the boss. She never got more than 2 feet away from me the entire time. Just stood next to me and stared. Guess they would fall into the hoarder category.

Never followed up on that one, wonder if they listed?

An agent invited me out to a home he was trying to buy to see if it would be possible to get financing. The owner was a hoarder. We tried to convince him to clean it up, because we knew we were going to have a hard time with the appraisal. After a few months he finally cleaned it up, to my amazement. I didn't think it would be possible to convince the person to let go of all the junk he had collected over the years.
