Most importantly, I would find out what the trend seems to be in your area. It's negotiable all the time, but you should just follow the trend. Second, it's even more important to have your listing priced accurately. You can offer twice the trending amount of commissions to the Realtor, but it's not going to work because the buyer is making the decision at the end of the day based on his previous viewing and each Realtor has an obligation to provide an accurate CMA to their clients.
