Do you mean pure financing, no realty?

i.e. Realtors come to you to get the mortgage?

Yeah, pure financing. Basically people just searching the internet seeing if they can qualify or whatever and then they submit their phone number or submit an application. I've only been up for about a month and a half and I've gotten 4 applications sent in so far. But I know nobody found me through Google to find me. I'm just wondering if i get on page one for "Colorado Mortgage" and similar keywords am I going to be getting some leads starting to come in every day. My realtor friend Logan (CO home helper) definitely gets some good leads almost every day but I'm just wondering if that many people are going to come for mortgages on the internet. With real estate at least they have the incentive because they want to look up and see pics of houses.

You can check out my financing website (www dot ethreefinance dot com), but we don't really use it. We are realtors that finance ourselves, though we do loans for other realtors occasionally.

The key to being a good financer, is to talk to realtors and developers. If you get a developer to like you enough, that they tell the realtors selling their property to go through you only, you have a nice exclusive. Some deals we sell are like that, and it's annoying since we can't do the financing ourself.

You have to be good to do that, like this last property (near disney) had that. They messed it up so much, we said we would do the financing, and close them fast, and we did now we are the exclusive.

Yeah,

I'm in an office of realtors now and I'm relying on their leads they give me now. I definitely thought of the developer thing but it seems like every builder already has a preferred lender. Do you do any SEO for your mortgage website? Or is it just a site you will tell someone to go there for general info? What I'm worried about is if I do all this SEO and then I don't even get any good leads off it.

Well frankly, I just joined the company.

But we don't use the site for leads.. yet.

We actually just broke off from Apex, so I need to edit that site. After I get my realty site stable, I'm revamping the finance site. Just trying to get a decent status on it before I abandon it. =/

In your position, I'd try and get my name out. You want to get people to want to come to you. Realtors don't go to google to find a financer, they either go through their corporate, or they go through people they know.

Ryan look at the keyword tools I showed you. If there are 250 people a day searching for colorado home loans what do you think they are looking for? Get yourself in that top three slot and you will be getting leads...

Get a couple loans done and go talk to Morgan about getting a site..it will be the best money you ever spent!

people do want to find information before applying for a mortgage, i believe it's possible to have 2 or so leads per day, but with google its all hard work..

i recently learned of a program that combines your checking account with your home loan to help you pay off your mortgage quicker. i have heard from a friend that it is very easy to use and you can check the status of everything online. http: // www. americorphomeloans .com
