If the people whose doors you're knocking on are the same people you're be calling on then yes. My point relates to 'untargeted' canvassing which in my opinion is not the highest and best use of an agent's time.

I agree with you, But I also know that many agents mail to FSBO and Expireds like myself for example. I know that I am competing with all of the other agents.

Untargeted I am not competeting with all the other agents but it is a long shot. But when you do get somone who wants to list for the first time you will have a better shot at getting the listing.

Target marketing is the best but keep in mind all the competetion.

Untargeted marketing IMO is a critical mistake. There are plenty of markets to target that aren't overun with competition.

I use to work for C21 and they seem to emphasize door knocking and not much else....at least the one I worked at...needless to say, I dont work there any more.

An impossible number to actually capture, and it changes all the time. In the hot market, FSBO's had no problem selling. Now they do.

I do: Expired, FSBO'S and a monthly mail campaign to my past business. Phone calls on their Home Anniversary.

What about broadcast calling to geographic farm area? Are there companies that you record a message that is broadcast out and scrubbed against the DNC list?

I personally don't respond well to this type of advertising but I keep getting told NOT to think everyone thinks like me!
