Well go out and sell something so you can brag about it for 6 months. Call or doorknock until you get a listing and then price it right, so you can tell the world you sold it. Thats the start of a great career

Don't make the same mistake as the media! There are only a handful of states that are experiencing a bad market. These markets were the very same ones that had exploded with Speculators. Those markets that did not see speculators are doing quite well. Some are doing great!

With the power of the internet, we are now...more than ever...generalizing too much. Remember Real Estate is, was and will always be LOCAL. Whats happening in your town IS NOT what's happening in mine.

Kind of sucks that some markets have lost 45% of the homes CURRENT value, but then again, THEY also benefited from 20, 30, 40% appreciation year over year. I am really not sorry for them and I don't think the gov. should be baling anyone out.

Most of the country is stagnant at best, most of the real estate market in the United States is not appreciating. Thats not the media, just the facts. I'm not saying the entire country, but most of the country is not appreciating right now. In fact most states have never had so many foreclosures. Thats just the facts.

Thankfully, Northern New Jersey is not stagnant. Price it right and you will even get multiple offers.

As to the rest of this thread, I am in agreement with much of it.

I've never heard that you can't disclose price in Texas. You can disclose price OR address but not both.

The market here is picking up and appreciation is steady. Slow and steady as it was while the rest of the country was appreciating 150%, we were here just taking our sweet time with 3-5% some areas as high as 10% annually (EGAD!).

By the way, I don't have the regular mail items from Market Snapshot, but I do have the market snapshot electronic and am always looking for some creative ideas to get that some exposure if anyone has any ideas on that. I put it on my blog, but not so sure that will attract anything.

I have only had one sign-up so far from my market snapshot online, started 05-01-08, most have been to past clients and contacts. I would like to find an effective way to get new people into the system though. Been planning on doing my own post card campaign. Would love to know if anyone else has had success with this?

I will post my result in a few weeks after it goes out for anyone interested.

I did it. I sent out 487 postcards and I got 5 responsed. One of which is a listing appointment that I am going to tommorrow. Keep your fingers crossed for me.

A lot of the success depends on the strength of your postcard. I think thier postcard is nice but it doesnt re-enforce your personal branding. I see the postcards as having 3 goals. 1. making people sign up for market snapshot. 2. Raising your profile in the community you are serviing.

It also depends on the strenght of your list.

I handled the campaign similar to the way you are handling it. I set up a microsite called www.78702.net. And the postcard I sent out is similar to that.

I dont know -- I think it is a process you have to repeat several times before you really brand it into the mind of the consumer.

I am going to repeat the process and see if the response ratio improves.
