I have something that I want to share with the group. I have a good friend that sells real estate investor leads nationwide.
This is the only source that I have been using for leads for the last few months. I am getting enough leads to still buy 1-3 houses per month.
It’s been great for me because I can spend more time on other parts of my business, and I don’t have the hassle of bandit signs or direct mailers.
I have looked into buying leads before, but it was so expensive. The monthly fee was really high and the start up fee was a couple thousand dollars. That’s hard for new investors to afford.

I am sharing this with everyone because I am using it and I feel it’s a good way to get affordable qualified leads.
He also runs incentive programs for investors that send in referrals. If you send an investor referral and they sign up for the program you get $300 bonus that goes towards your monthly subscription. I know all of you go to seminars and meet lots of investors; this is a great way to cut your costs and still get great leads to grow your business. Also it’s a great way to help other investors grow their business too.

The leads are sold by territories or counties, and only one investor is allowed per territory so only you will get the leads. They wont be re sold to any one else.
The monthly subscriptions start at $1000 a month per territory with a one time start up fee of $1000.

I know that I used to spend more than that on just one direct mail campaign, and I would only get a couple of leads. Right now I am averaging 20-35 leads per month just by using these leads.

I think there are some special deals going on if you lock in your territory and also if you go through me for a referral I will split it with you. So that knocks off $150 as well
