You failed to mention what area you are interested in. And, 7-10 days for Residential, not sure if we can even get a title search done that quickly! but, 7-10 days for commercial? Don't you worry about Phase 1's or DEIS reports? Have you bought commercial before like that?

I agree that you need a really good agent, because it sounds like you are jumping in blind.

So you're a cash buyer? I'm sure you can find an agent to help you. Cash buyers are a pleasure to deal with. What state do you want to shop in?

I'm in the Panhandle of Florida and we can close in a day or so with a cash buyer. Title searches can be done, here, very quickly. With financing ready to go it will take a little longer. Where are you looking to purchase? My suggestion would be to use a local lender. The local lenders know their market. There can be different options in each state.
