having social have a great effect on your blog:

1. The visitors of your blog, it can boost up traffic
2. It promote your sub pages, not only your main pages, also boost up back links for your site.
3. Promotions, it can promote your site's niche and have people to be friends with you with the same niche.

I think we need to look at the possibility to have social book markings in our IDX so that people can share properties that they like with their friends or family on these sites.

How would it be illegal to share a listing with one of your friends on Facebook? Could it not be considered the same as emailing a listing to a friend or friends?

I doubt it's illegal especially if it's done only when a user does it; against a websites TOS may be a better term...

Thats right. spamming social bookmarking sites - Submitting only your own site very frequently can get you banned.
