Gina, look around REW. There are some great threads in here on Team building, what to expect, what to offer, lead followup, etc. I don't have the URL's at the moment, but search for "Team", "Lead follow up", "buyer specialist", etc. There is lots of great information that is already covered here.

My agents are getting 2 leads a day -- and right now I havent seen those leads result in appointments.
I have only been live for about 2 months. But we are still trying to get our systems down.

I have my leads broken up a bit different than most. I have one specific person that deals with all investors/commercial (closing a $2m deal before dec1st so happy bout that). Then since I teach technology classes at the office, everone that takes my classes can be on my virtual team. I passout the leads with a 25% blanket referral fee. They must in return follow up with these leads asap (my timing is 90 seconds), they must give me a weekly update on status (nothing in detail, just keep me informed so I know something or nothing with the leads is/are going on).
The reason only people that come to class can be part of this, aside from building a team (which I am doing as well) the agents can learn how I expect the leads to be worked, work their own leads this way as well, and be more profitable all the way around. My market area has no real technology people to speak of other than me and a couple others that know what they are doing so their is plenty to go around and I dont need to be greedy so if I can help others out in the area, keep food on their plates and a roof over their heads (boy, now I sound like my parents), then I'm happy...and they dont think twice about referring clients to me on the flip side! Works out all the way around...pay it forward

Rob, this has given me a lot of ideas and I think something like this may work for me to start with. I teach a small technology segment every week in my office and maybe could expand as a way to build the team. At least that way you know they have basic skills, etc.

Exactly, and you train them to handle the leads the way you want them to handle them...it is a win/win...they get the leads from you and in turn they learn a new skill...cant loose..

Gina, it was great meeting you yesterday! Where did your curly hair go?! If you are supplying leads, you don't have to pay high splits. I use a 50/50 split at the beginning of the year and based on volume they can go up to 70/30 during the year. The next year they start out at 50,55, or 60 based on the prior years volume. I have not had any issues getting agents at this split. Here is what I explain to people. Firstly, most of the brokerages around here are paying only 60%, some 70%. I let them know that 70% of nothing is still nothing. I also let them know that I am taking all the risk on their career with my investment in leads. Finally, I explain to them that if they work for someone else they are going to have a lot more expenses and when you finally are done, you are going to be at a 40% or so net. I don't get many other objections. I hope that helps. I'm exhausted. Maybe I'm just way out of shape! The convention has been fun though. I've met some great people. I talked to the double click people and really liked them. I just don't know if the Lead Qual may be better for you if they do follow up. I never heard back from the guy I asked, I'll check with someone else. Have a fun night!

Hey Rob - How is the referral thing going. I would imagine they wouldn't work them strong enough to have a great conversion rate. What type of rate to they get when you are supplying them leads. Just curious.
Dena - When I started doing leads, it took about 2 months before I started making sales. Right now I tell my Agents, when they start with me, to prepare for a 3-4 month ramp up. With that said, my two newer agents who have been with me for 4 months have had 3 and 4 closings. It's all about how you work the leads. The better your system, the better conversion rate. Our Agents are closing 1 sale out of 22 leads right now but the best part is that we are showing our leads at a rate of 18%. This should convert to a great closing rate once the market comes back a little for us in Brevard County Florida! My wife working the leads..the leads that she contacts if she has time, no cherry picking is a conversion of around 90% to contract (some contracts just dont close)...the others has a conversion rate of around 15% of the ones handed out...and a ton just sitting in my inbox. I recently moved to another KW office, one with agents of like mind so time will tell as we are about to start distributing leads...will keep you informed

Gina,
As an assistant, I can tell you that if you do hire an assistant to do the work for you, make sure they are licensed. I did this for a while, and quit doing it since I'm not a good sales person. When I followed up, they ended up wanting to talk about real estate. If I didn't have my license, I wouldn't have been able to speak with them because a non-licensed assistant can't speak to customers regarding real estate - it's against the law. I would suggest hiring a buyer specialist, they can do this for you and you can start building your team that way.
