As far as an investment strategy goes, you have to determine your own. Determine how much risk you can take and how much time you want to devote to an investment vehicle. Afterwards, together with your advisor or financial planner, set up your investment plan, which includes as investment strategy?

The best strategy right now seems to be to: purchase - rehab - rent out - sell when the market turns. There are still people in all phases of the investment market that are doing well.

Hi,
Separate strategy and planning for any kind of investment.In a down market, some investors panic and try to protect their assets by moving money out of an investment. As a whole 30% of the closed transactions in market are short sales and bank owned. There's a lot of investors picking up deals and doing more of a wholesale flip to other investors or buyers. Hi,
Real estate investing for today would include many different kinds of property and types of investing, from strip malls to mobile home parks, from malls to apartment complexes. You could buy commercial property at bargain prices, and sell for immediate gain, or you could buy income property and hold for the long term. You could also combine the two, and realize income from both the increase in value and the month-to-month rent.

My company's primary strategy right now is:
Buy at max of 60% of current market value (including any repairs needed) with cash, rent out, cash-out-refi at 65% LTV, then do it again. Wholesaling is also an option for properties/areas we are not thrilled about for our own portfolio.

Well I have seen that many are doing
"Back to back" Closings and that's there investment strategy. Others are buying, fixing and renting out the property. Some are buying in "tapes" and fixing/flipping them again to other investors. So it really all depends on location as well as what people are willing to do .

It depends on your belief about future. If you buy into infinite growth then you will feel good about picking up homes at 25% of their 2006 value. If you believe that resources are limited and will need to be spread over an ever growing population then you might think about investing in family and friends instead of property.
