Is it me? I am thinking so. My friend has a subdivision in another state and it seems that the real estate companies do not know how to market subdivisions. I even created a temporary page for them while they try to work this out. This is what we do:
Listing Agent becomes the Team Leader and:
The listing office:
It seems like these companies are approaching the subdivision as if it were a SFH they are selling.

FIrst thing I do is get a catchy logo and catch phrase for the development. Then reserve the domain. Make a website strictly for that development. Get a huge sign made with the website address on it. Advertise in local print media once a month about it(with good circulation). The rest is word of mouth!

Marketing a subdivision is a bit different than a single family home. I do think a web site is a great help but do not forget to make detailed packages to leave in street signs, realtor offices, etc. Include all floor plans, standard features, neighborhood plat, available lots, upgrades and so on. Open houses are great as well. All the homes sold in the neighborhood I represent this year have been through open house.

This is just my opinion....
Real Estate Agents get way over extended with building out sites for every possible niche. Why not just build out a subdivision page on your current website and then buy a domain that has to do with the subdivision and direct it to your landing page. This way you can advertise the subdivision domain name in your offline marketing. Why not have 1 powerful site than 10 small individual sites?

Good marketing scheme maybe, provide more brochure and fliers about the subdivision and advertise it in the net. Give light payment scheme or what they easy payment, so that you'll get people interested with the offer.
