There are always a few point I look at when buying real estate:

First i decide between:

• Quick capital gains and
  
• Passive income.

Quick capital gain deals are obviously harder to come by but it is important to have the ability to spot them when they pop up.

When looking at passive income I look mostly at these few things.

• income - all deductions must = positive cash flow.
  
• appretiation trends in the area.
  
• Market demand (are there empty properties nearby?)
  
• Risk - what type of and degree of risk am I looking at?
  
• How does the selling price compare with the intrinsic value of a property?

By looking at these atribute you can always get a good idea if it is a good deal.

O yes. Another point that kind of ties in with the last point is I always look for a motivated seller.

One way also to make money in real estate investments is to buy low cost or cheap property now and rent them out for some years until real estate stabilizes, and then sell when the market gains momentum again.

You only make money if you are successful in Real Estate Investing. Before you become successful in real estate investing, you need to learn several things like where you are going yo invest, in what time you are going to invest, what the market before and after that, etc ,etc,...be detail oriented, a quick learner, and have excellent interpersonal skills. Make some detailed analysis report of property in which you are going to invest. if you cant do this...don't worry, click here
