I like using a combo of Walter Sanford and Craig Proctor. IN some ways Craigs stuff is out dated but the basic premise around selecting marketing pieces is great. I love Walter Sanford's programs because he gives you all the letters and has a implementation manual to get rocking.

Using a blend of these guys is great. I feel Craig is a bit janky with his systems but if you use his phsycological sales approach minus his almost lying lines and replace them with how straight forward Walter's approach is it makes for a great system. Blending the two help me close 3 million in my first 6 months in real estate. It is also what has help me close almost 4 million in a brand new market where i had no shpere of influence.

You can try also Bob Corcoran. He gives you both coaching and motivation and he's got also programs to get you up and running almost immediately.

My best online marketing ideas come from Frank Kern (he did recently a great marketing campaign for Tony Robbins).

Also, as Janice said, Kennedy's materials are excellent, as well Jay Abraham's (lot of Craig Proctor's marketing is based on Jay's tips).

My favorite marketing book would be Influence by Robert Cialdini.

I have been to almost everyone mentioned on here plus a few others. I like most of them, but my favorite is Star Power and Howard Brinton. The difference between Howard and the others is basic. The others all tell you what to do and how to do it (their way). Ferry says to make cold call, Proctor gives you the direct response marketing, Sanford even gives you the letters.

I call Howard the "Barbara Walters" of real estate. He interviews a top producing agent every month and gets the agent to tell everything they do that works and that doesn't. That agent then becomes a "star" and teaches at Howard's annual conference. So Howard never says this is the program. More of an exposure to everything. (BTW, I am not a "Star" and have no afiliation with them other than buying their stuff.)

I missed this years conference because it was the exact same days as REW's conference. Since I missed REW last year I choose to skip Star Power this year. I understand it might have been the last one, as he is retiring. Rumor is they might merge with CRS.

Any agent who actually does whatever most of these trainers tell you to do will probably have success. I think the challenge is finding someone who teaches what you enjoy doing. That way will actually do it, rather than just buy it. If you don't like running ads or building a team then Proctors not your guy, if you don't like asking (I call it begging) everyone you know for business don't go to Buffini or Stumpf, if cold calling is not your thing skip Ferry.

I'll probably write a blog on this as I'm starting to get long.

Howard Brinton has closed his business. He is dying of cancer and his doctor told him to tie up all loose ends. It's very sad. I decided I would join his gostarpower and that is the information on the homepage.
I was thinking of buying Walter Sanford's systems although expensive, because my team is growing and I need some direction/systems/ etc and it just seems so overwhelming to start from zero and document everything. Anyone have any testimonials for Sanford's systems? It is about $1500 but theoretically could save me alot of time. Or are there any other resources available?

Just a quick follow up on the Sanford books. I purchased a package of 4... they were big giant workbooks that are so large they are hard to use. They only printed on one side of each page so it is a giant waste of paper... each one came with a cd which includes everything in the book. Most of the stuff is pretty elementary and although each book was on a different topic, there was alot of repetition, so e.g. I purchased his book of letters, however all the letters relating to listings were also in the listing book. Anyhow just wanted to give an update- after all the money etc that I have spent on all these books and training etc. I will cast my vote for Dirk Zeller and his books and products. I also used them for coaching several years back and although it was expensive I learned alot which has helped me through my career.
