When you consider the amount of homes Gemcraft builds/settles each year (between 750 and 1,000), you are bound to have a few unhappy customers, but the happy ones far out-weigh the unhappy. It is unfortunate that the unhappy ones are the ones that find every way under the sun to derail future new home buyers from being one of the many thousand happy Gemcraft homeowners.

I don't care what production builder you contract with, or even semi-custom or custom homebuilder you contract with, each will have their unhappy customers.

I know that I don't do my job perfectly on a day to day basis and I can't expect any different from anyone else. I realize a new home cannot be perfect and in my experience, sometimes less anger and hostility and a more curteous approach can get you better service in the long run.

I don't expect to reach my state council members when I call the state house on the phone because I am unhappy with my tax increases. I don't expect to reach the President of Verizon or Comcast when I am unhappy with my service from them. I also don't expect to reach the President of Gemcraft Homes, Ryan Homes, Toll Brothers, Centex Homes, Lennar or any other homebuilder either, so I don't understand why you are astounded that Mr. Luther didn't respond.

I am guessing that your continued blastphemy of Gemcraft Homes via these blogs has not helped your cause either. Try putting your efforts towards something more positive and productive and see if your results change.

Well i'm sorry I was upset at 14 plumbing leaks in 6 months.

I suppose it is a little to much to ask that after handing over hundreds of thousands of dollars, that I not have water running down the inside of my walls and not be warned in advance that the house was built in an area subject to flooding. (I have proof that they knew about this before building)

It is obvious that I am so naive as to expect something done correctly or not to be lied to.

ever heard bad new travels faster than good? it is no excuse to say that because they build so many a few are bound to be faulty. I wouldnt invest if i didnt think the builder was doing everything in his power to make a proper product and do everything right.

True enough, but if they are a good company they will go far to make the client happy and find a resolution to their problem.

Wow you admit that you dont do your job? Im sorry, But i expect someone to give 110% to their product. It is not OK to build a faulty house, and sell it as if it has no issues. Sometimes anger and hostility cannot be avoided, there are many people who dont take responsibility for things they should, and throw the blame on to others. Do you work for the mentioned company or are you independant and just defending them? If so i would like to know so i never hire you....

Actually, Mr. Luther asked them to contact HIM, so i would expect he would follow through with being in touch. Sure in big companies its hard to get to the top dog to talk to him, But if that Top dog offers to speak with you and doesnt? theres something wrong with that.

Thats really all i have to say about that. I really liked this comment tho "I know that I don't do my job perfectly on a day to day basis and I can't expect any different from anyone else. ".....I mean come on now. You just admitted that you dont do quality work, and that you dont give attention to detail to your work, and you basically dont care about your services, and you dont care if anyone else does shotty work for you. Take some pride in your work, maybe you will be moer successful at it with a more positive attitude.

Who are you??? Why don't you get off of your soap box and go preach to someone who really cares. Cause I sure don't. Now maybe if you were someone of importance, which I am sure you are not, maybe I might listen to you, maybe. And to add one thing, I can only list so much that I have done in here, so for you to go on preaching that I may want to try another approach.....you can kiss my ass.

wish i would have seen this sooner....they are just as bad in Pennsylvania, contract signed in Jan '08...cash sale...9 weeks later construction not started...cant' get answers from Sales Agent or his Sale Manager... constant run around, had meeting with both and been told for 2 weeks construction would be started this week, yea right!!! due to be out of current home june 30th. this company has no concern for their customers...will do everything i can to stop others from building with this incompetant and unreliable company.

well her's an update...numerous additional problems continue....misleading information from a Corporate Exec. of Gemcraft and Sales Manager ...there response... "oh you must have misunderstood" this after direct questions were asked, which they deny were ever asked... A Production Manager , who could care less... when he or his sub contractors make an error the standard answer is either " its your fault" or " that's just how we do it". He now is blantely delaying and stalling the finish date until the last possible moment ( you know scheduling issues with sub contractors). there is not 7 days worth of work to complete in this home. they have ruined custom cabinerty by construction adhesive backsplashes to the side of cabinets ( again.." that's how we do it") was the answer. Please everyone do not put yourself through this with this company... the appearance of a reasonalbe price for a home is misleading. the workmanship is bad.. walls out of plumb, there best tool is a caulk gun, i have joints that run off level by 1/2 inch over a 30" span, stacked stone work that that is indented by 2 inches from the actual corner of the home as opposed to being straight up and down. the home page of their website is full of non-truths.... they are very hard to work with and inflexable, they do not believe in customer service or quality. their sales agents are not knowedgeable of their product or local ordinances (or at least mine wasn't). The only individual that has had any common curtisy or sence is Wendy in the settlement office.



The overall impression that you get from Gemcraft Homes Employees is that they are doing you the favor of allowing the you to have your home built by them!!!

Kinda like Superman battling Lex Luther. Only an argument on the Internet isn't quit as epic!

We bought a Gemcraft home in the nearby Lewes development called Bay Ridge Woods (Angola area off rt 24). We are very happy here, greatly enjoy this home (and the very low property taxes in Sussex county). Gemcraft sales person made it clear these are not luxury or custom built homes. Floor plans are excellent. Construction details/quality controls could be better - but I guess that is an issue with most production homes in this area. So we had a number of problems - but Gemcraft's own service people and their contractors did come back to fix the problems. One has to be reasonable. Fixtures and items like standard toilets, windows, doors etc are all at the low end - unless you upgrade - and the choice of upgrades is limited. Besure to askfor the full list of possible upgrades, such as more efficient heating/air conditioning system. You get what you pay for still is true.
In summary: we had some problems, some major, but Gemcraft responded and we are happy with what we bought. But this particular development is especially nicely laid out. There is one resale available now. All people here are very nice.
Try to visit jobsite often during construction, spot problems shabby workmanship early. Their construction supervisors are overloaded or somewhat inexperienced - but we found subcontractors (for the most part, not all) were willing to fix problems. Hope this helps
