I have to jump in as well. I am an investor. I like to buy beat up houses cheap, fix them up, and sell them at retail. I have begun investing in foreclosures as well - mainly because I was contacted so many times by homeowners who really needed help - and too many "guru" educated people were filling their heads with empty promises.

So, I started working on my short sale tactics. Let me tell you - you can buy a home in foreclosure at a steep discount - but be prepared to work - and work - and work. It is a long road and not for the entry level investor. And that is for conventional mortgages. Now, look at FHA insured loans. You can still make it a success, but there are formulas to follow to ensure HUD will actually allow the foreclosure. A night looking at some assholes course will not prepare you for it!

Yes there is money to be made there - a lot, but let me quote someone by saying - "you get old fast, and investing in foreclosures speeds up the process".

I just had to jump in here. I am so sick of people trying to sell their "get rich quick" schemes.
