One thing that I have enjoyed with contacts from some investment group members that I've come across is that they are a little savvier and if the numbers make sense, they'll jump all over it. (This was actually a big part of our business Pre-2004 in Las Vegas but the calls are coming back in now that there are great deals to be found.)

In other words, find it and they will buy it. (If you know the market, then you know that the ones that are unrealistic are dreamers and a waste of time anyways.) When it comes down to selling it, they'll contact you.

It certainly beats working with buyers who get their information from the newspaper!
