Good luck getting started in this business. You're starting at an interesting time. The strong will survive. It was similar to this market back in 1989 when I started in real estate. Times were tough and I started out aggressively like it sounds like you are.
It's a great time for you to start your website now instead on just handing out flyers. You'll find it'll take you a lot further. Internet marketing isn't the wave of the future. It's here and it will only get bigger! Good luck!

Make it a point to keep in touch with your sphere of influence. Start a newsletter or postcard campaign to continue contact until they realize you really are in real estate.
I don't know about a new agent, but more than ever fsbo's and expireds will need an agent that provides MLS & other services to get their properties sold. Even those that think they'll have no problem will end up listing when they get little to no action in today's slowing market.

Having absolutely no COI in my new market, I have always relied on my web site and Google PPC to generate leads and business. You can spend money in lots of ways to generate business, but with 70%-80% of buyers going to the Internet first to look for homes, that's where I would focus.

One thought would be to work on sellers who have just expired. One REALTOR in our office is doing that VERY effectively. 4 new listings in the past 2 weeks. It is harder than it looks, but in a market like this, oftentimes sellers are ready to make concessions that they should have originally once they have let their 1st REALTOR go. Sad but TRUE.
Please make sure to follow your Board's guidelines on doing this though. You want to be ethical. Best of Luck Eric

You may want to create a niche product to help differ yourself from others. Try finding a list of foreclosure properties (God knows we've got a lot of those lately), and presenting it to potential investors. There are lot's of ideas. We get paid to come up with them
